The Greensboro City Council has a total of four different annexation and original zoning requests on McConnell Road on the agenda for the Tuesday, Jan. 18 virtual meeting at 5 p.m.
Two of those requests are across the street from each other. This area in east Greensboro has seen a lot of rezoning requests lately and the development in the area has moved into high gear in part because of the huge Publix distribution center under construction right off US 70 at Birch Creek Road.
There is a request to annex 18.7 acres at 3618 McConnell Road, which is currently zoned County Agricultural (AG) to City Conditional District-Light Industrial (CD-LI). The conditions eliminate a number of permitted uses in the LI district including passenger terminals, eating and drinking establishments, dry cleaning pickup/drop off drive through facilities and overnight accommodations.
The proposed development will consist of a 280,000-square-foot light industrial building and received a favorable recommendation from the Greensboro Planning Department.
There is also a request to annex 34 acres at 3617 and 3635 McConnell Road that is currently zoned County AG to City CD-LI, with the conditions eliminating a number of permitted uses in the LI district such as animal shelters, nightclubs, funeral homes, truck stops and convenience stores.
The proposed CD-LI zoning will allow warehouse, distribution and limited manufacturing and assembly on this site. The Greensboro Planning Department recommended in favor of this annexation and original zoning request.
The City Council will also consider a request to annex and zone 145 acres at Brookhaven Mill Road and McConnell Road. The land is currently zoned County AG and County Single-Family Residential (RS-40) and the request is to zone it City Conditional District-Residential Multi-faimly-5 (CD-RM-5). The conditions eliminate cemeteries and landfills as uses. The city planning staff recommends in favor of this annexation and original zoning request.
The final McConnell Road request is to annex and zone 169.4 acres at 4417 and 4453 McConnell Road from County AG to City Planned Unit Development (PUD).
The use would be limited to 630 single-family homes and townhomes. The Planning Department recommends in favor of this annexation and original zoning request.
Looks like the City will eventually annex the whole County, that’s one way of getting bigger than Charlotte.
